Low vacancy rate mean lost rent Most landlords llok at a vacant unit and see lost rent. I look at a full building and see lost rent. The diffrence is that most owners focus on the diffrence between 100% occupied and less than 100% occupied . I focus on the diffrence between market value and actual collections. Owners and managers who focus on vacancy rates are wise and collections/building value foolish. Vacancy losses are peanuts. The money not collected due to low rents-and the building value not received on sale or due to low rents are enormous. Increase rent create cash flow and tens of thousands, even hundreds of thousands or millions more in building value.
